息子テオと二人暮らしの元警官フランク。ある夜、シッターのベッツィに家を預け帰宅した彼が見たのは、血の海となった自宅トイレの中に引きずり込まれていくベッツィの凄惨な最期だった。家にサメらしき怪物がいると主張し、テオと庭でテント生活を始めたフランクだが、地元の悪徳不動産会社は勝手に家を売ろうと画策。内見に来たカップルもまた犠牲者となってしまう。自分の家以外でも同様の事件が起きていることを知ったフランクは、怪物「ハウス・シャーク」の駆除専門家という人物を探し出す。犠牲者は数を増していく中、ハウス・シャークとフランクたちとの奇想天外な戦いが幕を開ける！
