딸과 아내를 교통사고로 잃은 음악가 존 러셀(조지 C. 스콧)은 낡은 저택을 빌려 이사를 하면서, 이상한 사건에 휘말리게 된다. 한밤중에 물소리가 들리는가 하면 시시때때로 삐거덕거리는 기분 나쁜 소리가 러셀을 잠 못 들게 한다. 심지어 저택 안에서 숨겨져 있는 방을 찾기도 한다. 견디다 못한 러셀은 결국 영매사를 불러 집 안에 있는 또 다른 존재의 정체를 밝히려고 한다. 그 과정 속에 러셀은 오래전 저택에서 있었던 비밀을 알게 된다.
