The movie, based on myths that surround 99 Mansion Nibong Tebal, focuses on the titular home of Tengku Izzudin Shah, who lived there with his wife and son. Unfortunately, his family members all mysteriously died. Before he himself later passed away, he asked for his house to be turned into a hospital. However, the house has now been left abandoned for 30 years. Hisyam, a contractor, offers to do restoration work on it and his offer is accepted by Putera Shah's firm. Together, the two of them, along with Rafael and Camelia, visit the house and set up camp near it for the night. That is when they begin experiencing strange and frightening occurrences at the house.

Born in Kashmir, Ummar was sent by his mother to live with his aunt in Malaysia. There, he becomes acquitted and slowly develops a relationship with Dayana, who is the daughter of a famous businessman. When Ummar finds out that his mother is dying from an illness back home, Dayana helps him purchase a flight ticket to Kashmir. What he doesn't know is that Dayana has also bought another ticket for herself due to her curious and adventurous nature. While there, Dayana learns the truth behind why Ummar was sent away and soon finds herself in the middle of a terrorist plot.

Rafael (Pierre Andre) is an actor who doesn’t believe in ghosts. One day, he’s offered the lead role in a horror movie and is very excited to carry it but fails to get into the groove due to his beliefs. He travels to many apparently haunted places but sees nothing that will help him act the part. His girlfriend Qiss (Fathia) tells her mother about Rafael’s plight and finally she reveals to him what “hijab” is. It is said that Rafael will finally “see”, if his “hijab” is open.

Based upon an old Malay myth, it tells the story of Arman (Iqram Dinzly) and Melati (Fouziah Ghous) who chose to live in a bungalow built since the Japanese occupation as both of them wanted to live in a peaceful environment without the hustle and bustle of city life. Mysterious things start to occur after Melati accidentally knocks a marked stone in the vicinity of the house and collapses. Melati's mother, Zaiton (Fauziah Nawi) came to visit but then passed away unexpectedly, shocking both Arman and Melati. Melati frequently day dreams, but in fact she have been possessed by an evil ghost that wants to exact revenge after being awaken by Melati. Eventually, Arman suspects that Pak Mail (Sidek Hussain) is responsible for all the strange occurrences.
