J・J・エイブラムスが、モキュメンタリーの手法で描く、巨大都市ニューヨークを舞台に“未知の何者か”が大規模な破壊を繰り広げるSFパニック・アクション超大作。とあるニューヨークの夜、日本への転属が決まり、赴任することになったロブ(マイケル・スタール＝デヴィッド)のために、大勢の仲間たちがサプライズ・パーティーを開く。そのパーティーの最中、突然、とてつもない爆音が聞こえ彼らが屋上へ行くと、まるで爆撃を受けたかのようにニューヨークの街がパニックに陥っていた。

1994年10月、モンゴメリー大学映画学科に所属する3人の大学生がドキュメンタリー映画製作のためにメリーランド州ブラック・ヒルズの森に分け入った。その土地に今なお残る伝説の魔女“ブレア・ウィッチ”をテーマにしていたのだ。だが3人はそのまま消息を絶つ。手掛かりが発見されないままやがて捜索は打ち切られた。しかし事件から1年後、彼らが撮影したものと思われるフィルムとビデオが森の中で発見される……。

テレビのドキュメンタリー番組を制作中の女性レポーター・アンヘラは、通報を受けた消防隊に同行してとあるアパートを訪れる。そこには血まみれになって立ちつくす1人の老婆がいた。老婆は駆けつけた警察官を突然襲いはじめ……。閉ざされたアパートの中で想像を絶する恐怖に見舞われる人々の姿を、手持ちカメラ目線によるドキュメンタリー・タッチの映像で描き出し、本国スペインで大ブームを巻き起こしたパニック・ホラー。

物語は、あのアパートでの惨劇の直後から始まる。完全隔離されたアパートに、ある特命を受けた医師と武装した警官隊が突入する。それぞれヘルメットにCCDカメラを装着した彼らは、感染者たちの襲撃に怯えながらアパートの最上階へと向かう。僅かに生き残った者が、“感染”の深層部であろう最上階の部屋で見たものとは…。

ある夜、TV局レポーターのアンジェラはロサンゼルス消防士の密着取材のため、彼らのレスキューに同行し、老朽化した小さなアパートを訪れる。そこで何かに感染したために狂人となった老婆が警官に襲い掛かり、アンジェラたちは警官を救出するも、アパートは警察により封鎖され脱出不可能となっていた。TVクルーが撮影したビデオテープだけに、その夜の凄惨な映像が克明に記録されていた。主演は「エミリー・ローズ」のジェニファー・カーペンター。
